What a Texas apartment lease actually commits you to

Nobody reads the lease and then everybody is surprised by it. These are the clauses that actually decide what happens later.

Notice

Most Texas leases require written notice before the end of the term — commonly sixty days. Miss it and you can find yourself rolled into a month-to-month rate that is meaningfully higher. Diary the date the day you sign.

Early termination

Understand the buy-out before you need it. There is usually a defined fee plus a notice period. Jobs change, programmes change, relationships change. Knowing the number in advance turns a crisis into an expense.

Joint and several liability

If you sign with a roommate, you are each liable for the whole rent, not half. If they stop paying, the community comes to you for all of it. This is standard and there is rarely a way around it — go in knowing.

Renewal

The first-year rate tells you very little about year two. Ask directly what renewals looked like at this community over the last couple of years. A cheap first year followed by a large increase is a worse deal than a slightly higher rate that holds.

What counts as normal wear

The deposit dispute at move-out almost always comes down to this. Photograph everything at move-in, including things you did not cause, and send the images to the office so there is a dated record on both sides.

Guests, pets and occupancy

Adding a roommate or a pet after signing has to go through the office. Doing it retroactively is a lease violation even when nobody minds the person or the animal. Ask first; it is nearly always straightforward.

Entry

The lease sets out when management may enter and with what notice, typically for maintenance and inspections. Worth reading so that a scheduled visit is not a surprise.

Questions

Can I get out of a lease if I take a job in another city?

Only through the early termination clause unless the lease says otherwise. Some communities will work with you on a transfer or a replacement resident — ask before you assume the buy-out is the only route.

Is my security deposit refundable?

Deposits are generally refundable less deductions permitted by the lease and by Texas law. Move-in photographs are the single most useful thing you can do to protect it.
