Renters insurance in Houston: what it covers and what it does not
It is required, it is cheap, and most people buy it without reading it. The gap worth knowing about is flood.

Why it is required
Nearly every community in Houston requires it, usually with a minimum liability amount. The liability half matters more than people assume: if a burst hose in your unit damages the apartment below, that is what responds.
What a standard policy covers
- Your belongings against fire, theft, and certain water damage originating inside the building
- Liability if you are responsible for injury or damage to someone else
- Additional living expenses if the unit becomes uninhabitable and you have to stay elsewhere
The flood exclusion
Standard renters policies do not cover flood. In Houston that is not a footnote. Rising water from outside the building — the thing that happens here — is excluded, and contents coverage for it is bought separately, typically through the National Flood Insurance Program.
Whether you need it depends on the building and the flood zone. Ask the leasing office for the property's FEMA designation and its flood history, then decide with a real number rather than a feeling. A reasonable community will tell you plainly.
Replacement cost versus actual cash value
Replacement cost pays what it costs to buy the item again. Actual cash value pays what your five-year-old laptop is worth now, which is very little. The difference in premium is usually small and the difference at claim time is not.
Practical steps
- Check the liability minimum your lease requires before shopping.
- Photograph or video your belongings once, and keep it somewhere that is not your apartment.
- Ask whether the community needs to be named on the policy — many do.
