One bedroom or two? What sharing near the Med Center actually saves
For students, residents and anyone on a first-year salary, this is usually the biggest financial decision of the move. The numbers are clearer than people expect.

The straight comparison
A one bedroom near the Medical Center commonly runs $1,100–$1,900. A two bedroom runs $1,500–$2,600. Split two ways, the two bedroom lands at roughly $750–$1,300 per person.
Using our own pricing as a concrete example: our smallest one bedroom is $1,095. Our two bedroom, two bathroom Texana layout starts at $1,595, which is about $800 each. You get more space, a second bathroom, and you pay less — provided you are willing to share.
The detail that decides whether it works: split bedrooms
Not all two bedrooms are equal. There are two common arrangements:
- Bedrooms side by side, sharing a wall, often sharing a bathroom. Cheaper. Fine for couples or siblings, difficult for two people on opposite schedules.
- Split layout — bedrooms at opposite ends of the apartment, each with its own bathroom, living space in between. This is the one that makes sharing genuinely workable.
If one of you works nights, this distinction matters more than square footage, more than the finishes, and more than the price difference between the two layouts. Ask specifically whether the plan is split before you tour it.
Two bathrooms is not a luxury
Two people on medical schedules getting ready at overlapping times will use two bathrooms every single day. A two bedroom, one bathroom plan is meaningfully cheaper for a reason. It works for a couple; it strains a roommate arrangement.
What to sort out before you sign
- Both names on the lease. Joint and several liability means if your roommate stops paying, you owe the whole rent. That is the standard arrangement and there is usually no way around it — go in knowing.
- What happens if one of you leaves. Ask the office how a roommate replacement works before you need it. Programmes change and people match elsewhere.
- Who is on the utilities. One name on the electricity account means one person carrying the risk. Agree the arrangement in writing between yourselves.
When a one bedroom is the right call
If you are on an intense clinical year, if your schedule is unpredictable, or if you simply know you need your own space to recover in, pay the difference. The money saved by sharing is real, but so is the cost of not sleeping properly for twelve months. Plenty of people make that trade deliberately and do not regret it.
Questions
Can I find a roommate through the leasing office?
Most offices will not match roommates for you for liability reasons, but they can tell you which two bedroom layouts are split and what is currently available. Programme and school housing boards are usually the better place to find the person.
Do both roommates need to qualify financially?
Usually the combined income is assessed against the rent, but each applicant is screened individually. Ask what the specific criteria are before either of you pays a fee.
